I don't know aout Spain, but in France:
There's a loop hole in the law that opens the proverbial door for squatters.
It is illegal to kick somebody (a renter) out between autumn and spring. Hence many people pay rent for one or two months and stay for almost half a year without paying.
And they leave the places a complete, horrific mess.
It takes weeks or months to clean up after them and costs quite a lot.
